Apley Grange, Harrogate (Care)

MGFS is delivering a £13.5m refurbishment and extension project to an operational care home in Harrogate over a 138-week programme (July 2024 – March 2027).

The scheme involves the demolition of existing structures, the construction of new extensions, and full internal and external refurbishment across six carefully phased sections. Working in a live care environment, the phasing strategy has been developed in close collaboration with the client to ensure that a safe number of bedrooms and key facilities remain available throughout the works.

Detailed plans manage segregation, access, and life safety systems, maintaining a secure and fully compliant environment for residents, staff, visitors, and the construction team.

MGFS was initially appointed under a Pre-Construction Services Agreement (PCSA) to establish a robust cost plan, project methodology, and phased programme. This early engagement also included surveys and enabling works, significantly reducing lead-in time and ensuring a smooth transition into the main contract. Although the building is not listed, the project is subject to stringent planning conditions and material approvals by Harrogate LPA, adding further complexity to delivery.

 This project demonstrates MGFS’s ability to manage long-term, high value, and sensitive schemes, combining technical expertise with careful stakeholder collaboration to deliver outstanding results in live care environments.
