Our Solution
MGFS has been providing full FM services to Downtown Apartments over a number of years. Our support includes:
Planned Preventative Maintenance (PPM): Regular, scheduled maintenance on all building systems, assets, infrastructure, and amenity equipment to avoid breakdowns, extend asset lifespan and maintain high standards of presentation and function.
Reactive Emergency Works: 24/7 helpdesk and emergency call-out service to respond to urgent issues (e.g. loss of power, critical mechanical failure etc.) quickly, ensuring resident safety and minimizing downtime.
Quoted/Project Works: Handling planned upgrades, refurbishments, and refurb projects, working with Downtown Asset Management to coordinate works in amenity areas and communal spaces with minimal disruption to residents.
Out-of-Hours Support: Ensuring that issues outside standard working hours are handled smoothly — for instance emergencies, or urgent repairs, ensuring someone appropriately skilled is dispatched urgently.
We also adapt our approach to the particularities of high-end apartment living: we understand residents expect reliability, professionalism, cleanliness, and minimal disruption. We co-ordinate scheduling of works to avoid peak hours, liaise with concierge and management, ensure safety and regulatory compliance, and communicate clearly.
The Challenge
Downtown Apartments is a prestigious, waterside, Manhattan-inspired residential development in Salford, with 374 one-, two- and three-bedroom apartments.
The building complex offers a range of high-end, hotel-style amenities: 24-hour concierge, gym, thermal / spa facilities, media suite, business centre, landscaped roof terraces, communal areas and secure underground parking.
Managing and maintaining all of this to a consistently high standard, while ensuring resident satisfaction, regulatory compliance, safety, and operational efficiency for a complex with many shared facilities, is no small task. The need is for proactive maintenance, rapid emergency response, careful management of quoted works, and tuning services to the lifestyle and schedule of residents, with minimal disruption.
